Minutes of March 27 & May 2 meetings approved
Maintenance Issues
Party Room Permit – all information has been submitted but still shows as ready.
Termite Inspection – No termites were seen last visit but will do more inspections next visit –
3J requested inspection. Shareholder is responsible for cost.
Concrete Restoration, Plumbing, Painting – Concrete completed, Plumbing work not completed
Painting done but they are coming back to do more caulking. $30,000 still owed
Lift is still on the property
Fire Alarm Service – chose AB Fire. We had used Bass in the past. Prices are similar.
Cameras – all 9 cameras are working. Jamie has access. Recordings kept a month to 6 weeks. No
audio. Pool and cabanas are not visible but up to 16 cameras can be used.
Should we have signs notifying the use of cameras. They are not monitored in real
time so are not security they are surveillance.
Maintenance issues – Northside door lock, front door lock, tree pruning, roof repair/warrantee,
tables/umbrellas and chair for patio, cabana renovation.
Lee Locksmith will be called for door lock repairs, Upgrade to new door
mechanism can possibly be done by Julio with a kit or Lee Locksmith, tables are
coming, umbrellas have come, we need to decide to repair or replace chairs need
to be chained to prevent theft, tree trimming needed, pool needs cleaning – Julio
can deal with this, cabana and pool bathroom locks and handles need to be
replaced.
Roofing – Best has offered to make repairs and reinstate the warranty for $4,190. The engineer has
said we have 7 years until replacement is need for main building. We need to know
what the warranty would be. Fran advised Best is the only company that has
repaired the roof since it was installed. Jamie will get other estimates.
A/C – new simple thermostat needed. Current one is a Nest that can be accessed via internet.
Budget – Our cash balance is very tight. $30,000 is due to the contractor, East Coast. There is
another $5,000 to $10,000 owed to the engineer, Vandin.
Current operating budget cash is $35,000.
We may not have the $10,000 cushion that Gerry thought we had.
We must rethink spending on roof, cabanas, etc.
New Business –Rocks in front of the building – more needed. Jamie said he could get rocks but
they would be dumped and workmen would be needed to move and spread them
Reserves – Engineer is working on the Reserve study. It probably will be between $1,000 to $1,400
for the first year. We will have this ready before the end of the year with the budget for
next year.
Budget – Need to check with Richard Raben about the two accounts, separate for Special
Assessment and operating budget. Gerry will check with Richard.
Door Hardware and Screens – Screens are shareholder responsibility.
Wind Insurance -$7.1 million replacement cost with 1% deductible.
Pest Control – treatment is shareholder responsibility
