Foxglove, Inc Board Meeting Minutes March 27, 2024 7PM

There were no votes by the Board at this meeting but decisions were made by consensus.
I – Concrete Restoration Project– Repair Concrete under building, Plumbing under the building
and painting.
1-Concrete restoration has been completed under permit and will be inspected by
Hollywood Buildings Dept.
2-Plumbing work is still being done.
3–Painting has been completed but there may be touch up needed. We will get left over
paint to have Julio do that. Screens have been replaced but some need to be replaced
or are missing/damaged.
* Memo to shareholders regarding whether there is enough need to be a group purchase.
4- Engineer reviews work and if approved, we pay the invoices.
5- Fifty Year Recertification – Structural Engineering Report and Reserves Study
Engineer has started reviewing systems – Three roofs have been inspected. Reserves
will be set after review completed.
6- Do we have the enough money to complete payment? There have been some overages
but there is still $10,000 still owed for the Special Assessment. Action is lawyers hands.
7- Port-a-potty in parking lot should be removed and let plumber use the pool restroom.
8- Permit for Patry Room violation is still to be resolved. Val has agreed to process. Mark has signed
the application.
II – BUDGET for 2024 – The insurance increases may have required increase in maintenance.
Higher expenses for pool, front door repair.
III – Transitional Items
1- Banking – Richard Raben has been signing checks. Gerry and Richard are the only
signers now. Jamie agreed to have his signature on file with the bank.
2- Keys – Mark gave keys to Gerry. Jamie and Gerry will work that out. Julio has been
there for emergencies (can be called from his night job).
3- Bills – All third party vendor bills should go Richard Raben for payment.
4- Cameras – agreed to get them operational and post required signs. Roberto will
give APP to Jamie this weekend.
5- Laundry money collection – Gerry can do while he is at the Foxglove and Julio can
do it for other times).
6- Short term –
a. Pool signs have been replaced at the pool since painting has been completed.
b. Signs for fire alarm –replaced after painting completed – call fire department as alarms
are only local
c. Insurance bills need to go Richard not 1801 S Surf Rd – Bill will get in
touch with Insurance agent. Julio to check mailbox. Question on
Workmen’s Comp. We will keep even if not required for 1 employee
d. Waterproofing of walkways- only looked at cracks & fixed.
e. Annual maintenance contracts or shareholder maintenance –
i. we re-signed up with Best Roofing for annual maintenance
ii. A/C should have drain cleaned with bleach or tablets. Notice to be sent
* to shareholders with youtube video explaining what to do
iii. Window spring maintenance – shareholder responsibility
iv. Window caulking – should be done every three years at a minimum.
v. Check humidity and moisture – before summer storms and after
f. New sign for Foxglove – should it be metal or other material- wait for 50 year.
g. Door handles are pitted but new locks/handles will pit unless marine brass is used.
There are many different locks now in use. Suggest that certain colors can be
used with several types of locks (black, silver, brass ). Buy several and test
h. Front Door – will be fixed even though it is expensive
i. Roof Doors – Julio fixed them and do not need to be replaced
j. Notice to be sent to any shareholders owing maintenance
k. Item to be discussed in future meetings – cabanas, bike shed, CRA street end
construction, water intrusion, notice to Board when family members are in
residence, new umbrellas & tables, landscaping, privacy gates, Budget for 2025,
updating governing documents, recycling bins, better type of A/C system,
manual for owners, rules for emotional/service animals.
Shareholder Issues– Yair has problem with window and pictures to be sent to contractor to determine if it was
there previously.
