Meeting called to Order: Minutes for 8/1/23 meeting approved.
President’s Remarks: Work on the concrete is progressing, Plumbing should start this week.
4J has a leak in A/C pipe and the wall has to be opened to determine
the extent of repair needed. First quote $3500 and another quote
may be $500 – $600 depending on extent of compression of pipe.
4C – buyer to buy in her own name.
Elevator – 3 times stopped due to overheating. New A/C fixed this.
Budget for 2024 – Increase in insurance caused the cost to go up. Agreed to pay increase
for Julio 3% (050). Julio was given a $1000 Christmas bonus. Fran will
update budget with Richard Raben. Other income includes laundry &
other fees. Budget agreed upon.
New Business – Rules for Service/emotional Support animals need to be added to House
Rules. It will be on next meeting’s agenda.
Problem with Rudy next door cutting down the hedge. The hedge is
not on our property it is city property. Survey is in the files.
Suggestion for painting building – suggestion for a range of colors on the
towers. A mockup will help in deciding. Hardware (door handles and
locks) has to be changed to marine grade. Apartment numbers changed.
Assessment delayed payment letters- no return receipt received. Only one
assessment not paid.
Reserves – Board decided not to vote on Reserves this year as there will be required by the
end of 2024 after we get the Engineers’ Report on the building.
Door on southside of building that broke will be removed.
Place to wash sand off feet is near Julio’s apartment.
