The following outlines the process and includes the forms and instructions to submit an application for sub-leasing a Foxglove apartment. Also included is a checklist used by the Foxglove board that a unit owner can use as a guide for compliance. The forms include a “Foxglove – Screening Authorization Form” and contact information for AccuData Inc. Unit owners may use any firm that conducts Background and Credit checks. Background, Credit checks and a one month deposit are not required for repeat renters.
PROCEDURE TO SUBLEASE AN APARTMENT
- Shareholder obtains and reviews the Bylaws, House Rules and Proprietary Lease for requirements related to subleasing.
- Shareholder submits a Preliminary Request to Sublease to the Board. Submitting and signing the application confirms that Shareholder and proposed sublessee have read and understand these forms and agree to abide by them and further agree that only those occupants listed on the Application to Sublease will occupy the apartment. Failure to list all occupants may be cause to reject the application. See the House Rules 2.E for further limitations on occupancy by persons other than those listed on the Application to Sublease.
- Board will advise the Shareholder to proceed with application to sub-lease, subject to final approval, or reason for denial in writing.
- After obtaining preliminary approval in writing from the Board, Shareholder obtains credit and criminal check at their expense from AccuData Inc., 954-755-8379 or other qualified firm. Background and Credit checks are not required for repeat renters
- Shareholder is notified by the Board that credit and criminal check to be acceptable.
- Shareholder completes Application to Sublease, including the signed Sublease in the form prescribed by the Foxglove. Shareholder and tenant may include additional terms and conditions that do not contradict the terms and conditions set forth in the House Rules.
- Shareholder acknowledges that Current House Rules and Proprietary Lease have been reviewed by the Lessee.
- The Board will notify Shareholder in writing that the sublease has been accepted or denied. The tenant may NOT occupy the apartment until the Shareholder has been notified in writing that the sublease is accepted.
